U.S. Builder Sentiment Hits 12-Month Low | Carol Strom real estate broker. Founder of USAfitpros.com 50 state Telehealth and Labs bolt-on virtual LegitScript business

Builder sentiment has dipped to a 12-month low, with the confidence index sliding 3 points to 32 in late Q3. Current sales conditions are at 35, and sales expectations for the next six months have softened to 37. Buyer traffic remains steady at 23, but nearly 38% of builders have reduced prices, while two-thirds are turning to incentives—an uptick from 63% earlier in the quarter. Mortgage applications for new-home purchases have also declined for the fifth consecutive month, as 30-year rates hover in the high-6% range and edge toward 7%. Notably, large builders are strategically relying on builder-paid rate buydowns to help buyers access below-market mortgages, allowing sales to continue without across-the-board price cuts. With forecasters anticipating 30-year rates to remain elevated through 2027, adaptability is essential—especially for those of us navigating luxury and commercial real estate. Integrating innovative profit centers, such as telehealth, remains a key differentiator for resilient growth, even in shifting market climates.
