Las Vegas was one of the metros where several forces moved toward buyers at once, making starter-home math more favorable than a year earlier.
In Las Vegas, starter-home listing prices fell faster than rents over the past year, while avg. weekly earnings also grew, improving the local buy-versus-rent setup.
That combination meant home prices retreated relative to rents at the same time local incomes improved, a setup that increasingly favored prepared Las Vegas buyers.
Las Vegas was not yet labeled a buyer's market. It remained balanced, but a market tracker said conditions were gradually loosening in buyers' favor.
For Las Vegas shoppers, improving conditions did not create the decision to buy, but they could strengthen confidence once savings and readiness were in place.
